1. History of the Turochak district and prospects
The development of the Turochak district began in 1936 with the construction of the first tourist base of the Altai Golden Lake on the shore of Teletskoye Lake; the second tourist base of the Altai was built only in 1965 in the Chemal district; the Katun tourist base for temporary accommodation of tourists before routes to the Karakol lakes. For more than half a century, Teletskoye Lake and the flowing Biya river from it was the main tourist attraction of the Altai, and the high-mount Karakol lakes second. In the 2000s, due to the state of the road to Teletskoye Lake, the tourist flow to the Chemmialsky districts shifted to the Maymi district.
Today, the road infrastructure of the Turochak district is undergoing extensive modernization, the Artybash highway has received federal status and is being improved annually, the Biysk-Turochak direct road is being reconstructed, this road does not have passes from dizzying serpentine roads like the Teletsk highway through Gorno Altaisk, and it is 100 km shorter and less busy with transport, asphalt is still laid from Biysk. Part of the road from Gorno-Altaisk is already asphalt. The direct road through Biysk will reduce the delivery time to the Teletsk lake by 1.52 hours.
Another road: Tourists are flowing from Kuzbass via Novokuznetsk-Tashtagol-Turochak highway. Some sections of the road remain unpaved. Once completed, the tourist flow from Kuzbass will increase significantly. As the road network is brought, the logistics of the Turochak district will become comparable to the Chemalsky.Turochak district is the second most visited in relation to the Prikatun zone. With improved logistics, its growth rate will increase.
With the development of resort towns in the territory of the Turochak district, thanks to the natural magnet in the form of Teletskoye Lake, the flow of tourists to the area will increase, especially from abroad.
2.The resort city as a model of global tourism development
A resort city is a full-fledged ecosystem in which living, service, medicine, entertainment, public spaces and management of the tourist flow are combined.
A private hotel has a limited range of services and cannot keep a tourist for a long time, which reduces the overall load and reduces profitability.
The resort city forms a single brand of territory that combines hotels, glampings and cottages within a common concept. It sells not a single room, but a lifestyle and a set of experiences. The infrastructure works for all formats of accommodation — apartments, cottages, glampings and hotel buildings — creating synergies within the project. Centralized marketing and sales management provides systematic work with federal tour operators and access to the international market, which in most cases is not available to single facilities.
The resort city’s key advantage is economies of scale, with internal competition between accommodation formats remaining, but instead of a fragmented external competition, the facilities are united under a single brand, which allows you to consolidate advertising budgets, reach remote regions of Russia and international markets, and work with large sales channels.
Restaurants, spa complexes, medical centers, year-round swimming pools and other services form a single center of attraction, accessible to all guests regardless of the format of stay.
Small hotels and glampings are particularly advantageous, gaining access to infrastructure that is economically impossible to build on their own, while the cost of building them is lower and the cost of individual accommodation in the natural environment is usually higher.
As a result, the resort city model provides higher sustainability, predictability of income and long-term investment value compared to single tourist sites.
3. Tourist village "Biya Park" - the first stage of the resort town "Eco-Park Teletsky".
The total area of the project is about 17 hectares of the coastal zone of the Biya river IZHS. A single territory is formed with the placement of glampings, individual houses, apart-hotels and hotel complexes. A central service zone with restaurants, SPA, swimming pools, excursion programs and a sanatorium with medical and rehabilitation areas is provided.
In this model, individual homes and glampings are highly cost-effective, with lower construction costs, shorter delivery times and minimal environmental intervention, while the demand for secluded forest living is consistently higher, provided access to all resort infrastructure.
