    Katu-Yaryk and Chulyshman Valley - land plots of the Altai Mountains

    The panoramic and expeditionary zone for glamping, routes, bases and natural hotels The third zone starts at the Katu-Yaryk Pass and goes to the Chulyshman Valley. This is a very spectacular part of the area. Here the tourist gets not only amazing views from the Katu-Yaryk Pass, but also a strong event: the descent into the canyon along the serpentine, the turbulent Chulyshman River, waterfalls, high slopes and a sense of the hidden natural world. The Katu-Yaryksko-Chulishman direction already attracts a strong flow of travelers, but also the quality of the basic touristic facilities here, but also creates the basic services for the localities.

    One of the strongest excursion routes of Altai

    Katu Yaryk and Chulyshman Valley are one of the most spectacular and emotionally powerful parts of the Ulagan district, but it needs to be understood for sure. It is not a market for ready-made holiday resorts or a territory for a quiet long stay. It is not the logic of hotel accommodation, but the logic of route, travel and a strong impression.

    They come here for the sake of the path itself: for the serpentine descent, for the view of the valley, for the Chulyshman River, for the waterfalls, the steep slopes and the sense of entering the hidden natural world. For the tourist, it is primarily a tour, a transit and a rare natural scene. For the territory, a powerful object of attraction. For the investor, a direction that is too early to claim a full-fledged resort market.

    Katu-Yaryk as an independent attraction of Altai

    The Katu-Yaryk Pass works as a stand-alone sightseeing object, and its power is in the painting itself: the sharp elevation difference, the serpentine on the rock, the Chulyshman River far below, the depth of the gorge, the air, the height and the sense of scale, which is one of the kinds that a person remembers for a long time.

    That's why Katu Yaryk is not a place to stay, it's a place to stop, to see, to photograph, to make a big impression, and it's a place where the tourist doesn't live or rest for weeks, but he comes and he looks and he walks and he goes on.

    Chulyshman Valley as a route and transit territory

    After the pass, the Chulyshman Valley, one of the most expressive natural regions of Altai, is filled with rivers, waterfalls, rock walls, a long valley, rare villages and a sense of almost untouched space, but from the point of view of the tourism economy, it is still not a mature zone of comfortable accommodation, but a route and transit area.

    People walk this valley as part of a long journey, some go down for the road and the view, some go further towards the southern part of Teletskoye Lake, some lay down one night here, but the tourist habit has already developed: Chulyshman Valley is perceived not as a place of residence, but as a part of the route.

    Why there is no demand for long-term residence

    For a strong year-round holiday, basic conditions are needed: sustainable transport accessibility, clear logistics in the cold season, energy, comfortable infrastructure and the very habit of a tourist living in a place, not only passing through it. In Katu Yaryk and Chulyshman valley, this set is not yet available.

    It's a poor infrastructure, it's a poor energy base, it's not a mature, quality housing environment, it's not a demand for long-term living, and the valley itself is a logic of driving, short stops, and going further.

    If you add seasonal constraints, the picture becomes even clearer: in late autumn and winter, the direction to the southern part of Teletskoye Lake does not provide a stable year-round model, the lake does not work as a reliable transport corridor during this period, and as a result, the valley itself does not receive the support that is needed for an expensive and stable housing market.

    One night on the way is not a resort economy.

    In the Chulyshman Valley, tourists often don't rest, they take a route, and they can stay for one night, but it's not the type of accommodation that creates a strong development economy. A one-time overnight stay along the way and a full-time stay are two different markets.

    For serious resort projects, this is not enough: the resort model requires that a person specifically go to live in the location, not just pass it. In Katu Yaryk and Chulyshman Valley, the other behavior is still stronger: come, see, walk, spend the night and move on.

    Why year-round resort projects are premature here

    It is premature to plan strong year-round resorts in this area at this stage, not because the area is weak in nature, but because its real function is different today, it is one of the most beautiful and strong sightseeing regions of Altai, but not a mature territory for expensive year-round living.

    Here, the key conditions for such a model do not coincide: there is no stable year-round transport scheme, no developed infrastructure, no strong energy base, no habit of a tourist to live in the valley for a long time, no dense demand for expensive comfortable rest at this point.

    The natural power of the place is enormous, but the natural power of the resort is not enough.

    What role does this territory really play in the Ulagan district?

    Katu-Yaryk and Chulyshman Valley are important not as a separate area of accommodation, but as the main sightseeing experience of the area, they strengthen the entire Ulagan route and make other areas more convenient to live in.

    While Aktash and Chibit work as an entrance zone, and the Ulagan Plateau as a territory for rest, recovery and long stays, Katu-Yaryk and Chulyshman work as a strong exit route. The tourist lives in a more comfortable base point and travels here for a main impression.

    And that's the real role of territory, which is to reinforce the neighborhood, not replace it.

    What does it change for the land buyer and investor?

    For the land buyer, this area is important as a reference point, not as a point for a quick purchase for a hotel or resort. Understanding Katu Yaryk and Chulyshman Valley helps to better assess the strong areas of residence. If you buy land closer to the Chuisky Track, in the Aktash, Chibit or on the Ulagan plateau, the presence of such a powerful excursion route nearby adds to the value of your future project.

    For an investor, the conclusion is even tougher: it is too early to invest in serious year-round properties inside the Chulyshman Valley itself, and there is no economy that justifies the expensive resort product, and it is much more accurate to look at this territory as a strong sightseeing scene that increases the cost and attractiveness of more comfortable areas of the area.
